Senior Building Inspector

City of Avondale

The City of Avondale has an opportunity for a Senior Building Inspector with the Development Services Department. This is a FLSA non-exempt, full-time position with benefits.

Schedule, conduct, and complete inspection services for the City of Avondale Building Division. Provides inspections and verifies construction to ensure compliance with the City’s adopted building life safety codes for new and existing projects. Assists the Deputy Building Official and Chief Building Official in preparing and executing inspection policies, process improvements, and ensures adherence to directives. Maintains inspection records and results and compiles statistical inspection data requested from various agencies.

This position performs complex building inspection work requiring the use of considerable independence, judgment, and initiative. The incumbent is expected to assume responsibility for inspection scheduling, coordinating inspection activities with other divisions and departments, and providing training, direction, oversight, and mentorship to lower-level inspectors.Performs building inspections for compliance with the City’s adopted building life safety codes including architectural/structural, plumbing, mechanical, electrical, energy efficiency, and ADA Accessibility on projects ranging from minor residential to complex commercial buildings.

Receives, schedules, and routes daily inspections and generates inspection schedules and reports.

Inspects retrofit changes to structures and swimming pools. Issues stop-work orders and investigates complaints related to illegal building activity. Explores alternative solutions at job sites to gain code compliance.

Exercises independent technical judgment in the field regarding materials or installations based on code and general engineering requirements, intent of code requirements, approved construction methods, and construction documents. Maintains records by keeping daily reports on inspections.

Coordinates with other municipalities and departments. Provides assistance and clarification of City policies and procedures.An Associate’s Degree or graduation from a trade school in a related field. An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job may be considered qualifying.

Knowledge of current applicable codes, regulations, and standards; new codes and changes to existing codes; new methods, materials, trends, and advances in the profession.

Three (3) years of experience working with complex residential/commercial construction projects.

Certification from the International Code Council in Residential Plans Inspector (B1) is required upon hire. Must obtain certification from the International Code Council in Commercial Building Inspector (B2) within six months of hire.

Must obtain two (2) additional certifications from the International Code Council in the following within twelve months from the date of hire: Commercial Energy Plans Examiner (78), Commercial Energy Inspector (77), Accessibility Inspector/Plans Examiner (21), Commercial Electrical Inspector (E2), Commercial Plumbing Inspector (P2), or Commercial Mechanical Inspector (M2).

A valid Arizona Driver's License is required upon hire.Work requires the ability to read blueprints, specifications, and codes.

Work requires the ability to perform general math calculations such as addition, subtraction, multiplication, and division.

Work requires the ability to write reports, inspection stickers, and cards.

Planning responsibilities include organizing your daily route for applicable time constraints. Takes direction from the Deputy Building Official and Chief Building Official on duties pertaining to building permits.

The position oversees the work of third-party inspection contractors.

Work is governed by broad instructions, objectives, and policies. Work requires the exercise of considerable initiative and independent analytical and evaluative judgment.

Must be able to maintain positive working relationships. Work requires daily contact with contractors, builders, architects, and the public in the field and the office. These contacts may involve departments within the City such as Public Works, Engineering, or Planning, which may be involved in decision-making or providing approval. In addition, the incumbent works with individuals outside of the City who may belong to professional or peer organizations or various State and Federal agencies. Employee must maintain regular attendance. The ability to work in a constant state of alertness and safe manner is required.
